Real Estate Tips for Selling Your Home During the Winter

Sell Your HomeAlthough winter is not the easiest time of year to sell a home, there is one advantage over other times of the year: there are fewer buyers which means a reduction in competition. We have included a few tips that will help you increase the marketability of your home during the cold winter months. These just give you a few ideas; you may come up with some of your own.

Keep your sidewalks clear

Make sure your sidewalks are clear of ice and snow. This helps prospective buyers get inside the home easily. It also gives visitors the impression your home is well-maintained. This works similar to mowing the lawn in the summertime.

Make sure it’s warm

You want to make your home inviting to potential buyers which means ensuring it is warm and cozy. You certainly don’t want potential buyers shaking and shivering as they view the inside of your home.

Maximize the lighting

Winter is the time of year when there is a reduction in daylight hours. In order to maximize the lighting in your home while you’re trying to sell it open the blinds in order to allow as much sunlight as possible to enter and avoid nighttime showings whenever possible. You also want to use bulbs that have the highest wattage the fixtures can safely handle and be sure to turn on the lights during every showing.

Clean your windows

Dirty windows can cost you a sale so always make sure your windows are clean. Remember, the lighting you add to your home in the winter can reveal dirt and grime that would not ordinarily be as visible.

Your home should look comfortable

In order to ensure a quick sale you should add small touches that make your house seem like a home to a potential buyer. The key is making potential buyers envision themselves living in the home.

Emphasize any neighborhood conveniences

This might include things such as frequent snow plowing during snowstorms or living close to a school or bus stop so your children have no need to wait in the cold for a bus. You want to point out other conveniences your home offers during inclement weather.

Give it a festive appearance

It’s important to make buyers feel they have been invited to your home. Place your good china on the dinner table and even leave snacks and drinks on the table in accordance with the current holiday season.

Rhonda J. Eiger concentrates her practice on residential real estate, wills, trusts and estates and as a prosecutor.

Ms. Eiger is a member of the Monmouth County Bar Association and the New Jersey State Bar Association and has formerly served as a member of the Freehold Rotary. Ms. Eiger currently serves as President of the Marlboro Jewish Center. Ms. Eiger is a Faculty Lecturer for the New Jersey State Bar Association Institute for Continuing Legal Education and at the New York City Bar Association City Bar Center for Continuing Legal Education. In addition she is a Lecturer at the Fordham University School of Law, Continuing Education Lecturer. Ms. Eiger is also on the New Jersey Office of Attorney Ethics as a Fee Arbitrator.

She received her B.A. from Brandeis University and her J.D. from The American University Washington College of Law. Mrs. Eiger served as a judicial clerk to the Honorable Samuel P. Supnick.
